Important: not a survey

Property Boundary Lines are approximate visual overlays for marketing presentation.

They are not surveys, plats, or legal representations of property lines, acreage, easements, access, setbacks, or buildable areas. Do not use them to settle disputes, measure land, or replace a licensed surveyor.

House Fly draws lines only from a boundary reference you provide (recorded survey, GIS parcel map, or other suitable source). If a clear reference is not available, we cannot place accurate marketing overlays.

What are Property Boundary Lines?

Property Boundary Lines are a digital enhancement that overlays approximate lot lines onto selected aerial or exterior photographs.

They help buyers and sellers orient to how a parcel sits in the frame for listing marketing. They are not on-site staking, surveying, GIS certification, or a legal boundary determination.

House Fly applies the overlay to the frames you choose after your standard edited gallery delivers, using your supplied boundary reference.

How the process works

Step 1

Book your House Fly photography.

Add Property Boundary Lines when you book Photos, Photos + Drone, Land / Lot, or Zillow Showcase Media Package.

Step 2

Receive your edited gallery.

Review the finished photography and choose the aerial or exterior frames that need a boundary overlay.

Step 3

Send your selections, reference, and direction.

Provide the image numbers, a recorded survey / GIS parcel map / other suitable boundary reference, and whether each frame is Simple or Complex. Note any lines that must stay off or any areas to avoid.

Step 4

Receive your updated images.

Completed images are delivered by the next business day after final selections, a usable reference, and complete instructions are received.

When to add Property Boundary Lines

Property Boundary Lines are especially useful when:

  • Land / Lot or aerial photos leave buyers unsure where the parcel sits.
  • The lot is large, irregular, wooded, or hard to read from street-level photos alone.
  • You have a recorded survey or GIS parcel map you can share as a reference.
  • You already have House Fly listing photos (or are booking a photography package) and can select specific frames after standard edits deliver.

When it may not be the right fit

You may not need Property Boundary Lines when:

  • The parcel is already obvious from fences, roads, or clear lot markers in the photos.
  • You do not have a survey, GIS parcel map, or other suitable boundary reference.
  • You need a legal survey, staking, acreage confirmation, or buildable-area determination (hire a licensed surveyor).
  • You need object removal, green grass, or another enhancement instead of a boundary overlay.
  • MLS or brokerage rules in your market prohibit approximate boundary graphics (confirm before ordering).

How agents use images with boundary lines

  • Feature updated aerials in the MLS where permitted, with required disclosure language.

Honest presentation matters

Property Boundary Line images are digitally altered marketing graphics. Lines are approximate visual aids only. They are not surveys, plats, or legal determinations of property lines, acreage, access, easements, setbacks, or buildable areas.

Virtually enhanced images should be clearly disclosed and used in accordance with applicable MLS, brokerage, and advertising requirements. Where required, include the original image alongside the updated version. Always rely on a licensed surveyor for legal boundary questions.

What's not included

  • A legal survey, plat, staking, acreage certification, or buildable-area opinion
  • Drawing lines without a client-supplied survey, GIS parcel map, or other suitable reference
  • Resolving disputed boundaries or matching conflicting references
  • Object Removal, Green Grass, Digital Landscaping, Virtual Twilight, or other photo enhancements (priced separately)
  • Enhancement applied before you finalize image selections and send a usable reference (standard edits come first)
  • Standalone boundary overlays at these rates without a House Fly photo set to enhance

Other enhancement requests can be quoted separately. If a request is more complex than Complex, House Fly can quote custom work.
